5 STEPS TO FIND YOUR DREAM HOME

The Home Buyers Guide

Purchasing a home in the bay area market can be stressful and time consuming. Our years of experience have positioned us to be the right team to help you realize your goals and assist you throughout the entire real estate transaction. To be successful, preparation is key.

Having a clear understanding and vision of your goals, needs and financial capacity when preparing to purchase a home is crucial for us to work successfully together as a team.

During our consultation we will focus on:

  • Setting a timeline
  • Determining what your specific requirements are
  • Discussing neighborhoods you are interested in as well as others that might meet your criteria
  • Understanding your financing plans
  • Sharing information about the current market and how competitive it might be

Consultation

Step 2

Speaking to a few reputable lenders to get pre-approved for your loan is a key part of preparing for your home search.

We are pleased to provide a list of outstanding lenders who are well respected in and understand our unique local market. By providing key financial information to the lender, you will have taken an important first step toward a successful offer.

Once you know what your price range is, we can begin to explore the marketplace. Part of presenting a competitive offer is including your pre-approval letter to sellers.

Financial Preparation

Step 3

Now that your financing is in place and your target price range has been determined, we can begin to focus on finding properties that suit your needs. We will set up an MLS search and you will begin to receive notifications of properties that fit your specified criteria. You will also have access to the off market “members only” section of the MLS.

Additionally we can provide “coming soon” listings through The Top Agent Network (TAN) which is an invitation only membership of the top 10% of agents.

Once you have identified properties that you are interested in learning more about, we will schedule private showings. While seeing the properties in person is essential, we will also share information pertaining to the specific neighborhoods where the homes are located.

Searching For Your Home

STEP 4

When you have identified a property that you wish to pursue, we will secure all the disclosures that are made available by the listing agent and sellers. Most disclosure packages will contain not only general disclosures and advisories but inspections, reports and seller statements that are property specific.

It is essential that you review the disclosures and then, prior to writing an offer, we will discuss them with you and find answers to all your questions. We will also be in touch with the listing agent to determine the level of interest in the property and whether a scheduled offer date has been set.

Before writing an offer, we will share market data that should help you as you decide on an offer price. You will also be expected to sign off on all disclosures which demonstrates to the seller that you have thoroughly reviewed them and intend to close escrow.

Making An Offer

Step 5

Now that your offer has been accepted, the escrow process begins. We will contact the escrow/title company and you will be given specific instructions about wiring the initial deposit of 3% of the purchase price within 3 business days of acceptance.

The lender is notified, and an appraisal is scheduled. If you have contingencies in the contract for the appraisal, financing, or inspections, we will work towards satisfying all of those. The escrow period is about 30 days during which time the lender will finalize the loan, you will secure property insurance and the contract will be reviewed by our compliance officer.

The balance of your down payment will need to be wired to escrow 24-48 hours prior to close of escrow. On the day escrow closes, we will notify you and present you with the keys to your new home!
